Having worked with The Pearl over many years, we were thrilled to once again partner with them to craft a new Master Plan that will guide development decisions for years to come. At the heart of this effort is a Placemaking Framework, designed to define and elevate the public spaces and experiences that make Pearl unique. From lively gathering spots for food, drink, and entertainment to quiet, contemplative spaces for relaxation, this framework ensures Pearl continues to thrive as a connected and vibrant community.

The Master Plan establishes key principles to guide Pearl’s future development and management:

• Lead the way in sustainable strategies aligned with the City’s Climate Action Plan.
• Blend a diverse mix of uses—retail, food & beverage, office, housing, and more—to create a dynamic, engaging environment.
• Activate ground floors with publicly accessible uses that invite interaction.
• Energize street corners with vibrant storefronts and pedestrian activity.
• Celebrate authenticity, diversity, and thoughtful design to reflect the community’s character.
• Strengthen connections to surrounding neighborhoods.
• Embrace and enhance riverfront activity, from running and walking to picnicking and kayaking.

A 15-Minute Walkable Neighborhood

At its core, the Placemaking Framework defines the elements that make public spaces and plazas at Pearl successful while envisioning new concepts for future spaces. By prioritizing accessibility, connection, and a diversity of uses, this plan underscores Pearl’s role as a true 15-minute walkable neighborhood, where residents and visitors can access everything they need within a short stroll.

Community input played a vital role in shaping this vision. Through a collaborative process, residents shared what they love most about Pearl today, identified what might be missing, and imagined an even brighter future. Their insights helped shape a framework that prioritizes connectivity, livability, and the unique qualities that make Pearl a beloved destination.

As Pearl looks ahead, this Master Plan and Placemaking Framework will serve as a guiding compass, ensuring future development and public spaces continue to inspire and engage the community while staying true to Pearl’s authentic spirit.
